Abstract
Positive maintenance is a management approach that focuses on empowering employees and encouraging motivation, communication and cooperation to achieve better results. It is an essential tool in property management as it helps to create a well maintained and high-quality environment for residents. One of the different sectors that is begging for such approach is the property investment and is imperative for the overall development of any country. This study investigates positive management practices in relation to property management in Ozoro, Delta State, Nigeria. Questionnaires were designed and administered for the collection of primary data used in the study. The set of questionnaires was for the tenants and property managers. Data retrieved from 100 returned questionnaires out of the 120 shared questionnaires were analysed using Frequency distribution and mean weight score.
Results show that both operational as well as maintenance/repairs were the most used practices in property management. Also, maintenance, tenant satisfaction, communication were the most significant factors influencing positive maintenance in relation to property management, while some of the challenges encountered include; lack of training and professionalism, poor record keeping, lack of comprehensive data. The study recommends regulatory framework, use of updated technology system, training of staff and reforming of policies.

1.0 INTRODUCTION
Positive maintenance is a management approach that focuses on empowering employees and encouraging motivation, communication and cooperation to achieve better results. It is an essential tool in property management as it helps to create a well maintained and high quality environment for residents. In Delta State, positive management principles are commonly used in property management practices to improve tenants’ satisfaction and well being. One way positive Maintenance or management is manifested in Property Management in Delta State is the establishment of an effective communication system between tenants and landlords. Effective communication helps to ensure that tenants’ problems are quickly addressed and that their needs are met promptly. A good communication system also helps to foster cooperation among tenants, leading to better living conditions and well-being.
It involves building strong relationships with tenants, owners and stakeholders, implementing efficient processes and technology to streamline operations. According to Winfield, (2013) on tenant satisfaction in relation to property management, using descriptive approach. The study found that positive management practices lead to a higher tenant satisfaction and retention rates, this is attributed to regular maintenance, open and transparent communication, availability and quality of amenities and prompt response to requests.
Study by Lipscomb, (2015) on the impact of preventive maintenance on property performance using the regression analysis. It was discovered that properties with regular preventive maintenance programs had lower repair costs compared to those without, which ultimately reduce equipment downtime and minimize disruptions to tenants. Furthermore, the study found a positive return on investment for preventive maintenance programs, with cost savings exceeding program costs. Another way that positive management is implemented in property management in Delta state is through regular maintenance checks. Property managers conduct regular maintenance checks to ensure that the surrounding environment and the property itself are well maintained, clean and safe. This helps to enhance tenants’ satisfaction levels and create an effective environment. Moreover, property managers in Delta State, ensure that the property is secured. Implementing appropriate security measures such as employing security guards, installing alarm systems and CCTV cameras and ensuring that every access point is secure contributing to a safe and secured environment for tenants.
