Abstract
The study focused on the environmental factors affecting the performance of private sector building projects of Nigeria Breweries Plc in Rivers State, Nigeria. The objectives are to: ascertain the levels of relationship between legal/regulatory bodies and performance of building construction projects; determine the extent to which construction technology and resources influence organizations building construction project performance; assess the level of relationship between physical factors and infrastructure and performance of building construction projects; determine the performance level of building construction projects at NB Plc as a result economic and financial factors and; evaluate the relationship social and cultural values of the host community have with the performance of building projects at NB Plc. Data were collected via questionnaire and analyzed using multiple regression analysis. The findings show that economic & financial capacities coupled with physical factors/infrastructures mostly affected building projects while social and cultural factors may not have influenced building projects. Hence, the study concludes that there is need to employ proper forecasting and planning techniques and creating an enabling economic and conducive environment that is sufficient to rekindle confidence in investors and enhance the performance objectives of private sector building projects in Rivers State, Nigeria.

- Introduction
The environment is that part of the world outside an organization with which organizations come into frequent operating contact. Success of construction projects in Nigeria is usually a product of good management and control of the environment in which the project strives. Nigerian Breweries (NB) Plc executed some building construction projects which have been challenged by environmental factors yet to be assessed (Madu, 2018). The identification of these environmental factors and evaluation of their level of influence with building project (BP) performance at NB Plc. would provide useful information that would greatly reduce time and cost overruns in construction project execution.
Projects are carried out within an organization whose environmental attributes, culture, style and structure influence the performance and the way in which these projects are carried out (Eze, Sofolahan & Omoboye, 2023). Environment of any project is dynamic in nature, due to the forces that operate in it, which also affect all its activities. Project environment in Rivers State, Nigeria is usually characterized by many challenges for project managers that almost presupposed time and cost overruns even before the commencement of the project. In management, the term “Environment” does not necessarily mean physical surrounding but, it is used as a total force, factors and influence that surround and affect organization’s project as a separate entity as well as other business projects (Madu, 2018). This means that environment is a major source of uncertainty to business projects or organizational projects and such influences are designed and configured by any organizational structure to interact with those factors that influence it decisions, directions, actions, size, profitability and performance of the organizational project as a whole. Unpredictable changes in weather and season predispose that the contemporary environment is becoming dynamic and competitive and since both formal and informal organizational projects do not operate in vacuum, they are affected by environmental conditions. Therefore, all projects irrespective of their organizational and business objectives must take into consideration these environmental opportunities and constraints.
Wearne (2010) states that in devising a project team structure, choices have to be made contingent on the environment and uncertainty so that external links are defined before the internal system is set up. According to Eze, Sofolahan and Omoboye (2023), the concept of construction projects development may be impaired without a good knowledge and successful management of the impact of environmental factors influencing the performance of such projects. Project managers, in addition to their traditional functions, must set up a process to scan the environment, to identify potential problems and to try to establish powerful relationships that can help in the management of key actors and factors on which successful implementation of projects depend (World Bank Group, 2024).
